项目内容：横山水库集水面积155km2，总库容1.12×106m3，是江苏省六大水库之一。水库不仅水质优良，而且环境优美、物产丰富，山青、水秀、茶香、鱼鲜、空气好，构成了其幽雅独特的自然环境。项目在充分考虑水库城市水源地性质的前提下，按照生态保护和科学开发的原则，以水为主题，以绿色为景源，建设一个融休闲、旅游、度假、娱乐、商务于一体的自然生态旅游观光度假区。
市场前景：水库与沪、宁、杭等大城市均在两小时车程内，距宁杭高速公路入口15公里，交通方便快捷，目前已成为长江三角洲地区的一个新兴旅游热点，项目建成后将进一步增强其旅游、度假及会议功能，市场前景较好，预计投资回收期为5年(不含建设期)。
1、Yixing Hengshan Reservoir Ecotourism Zone
The estimated total amount of investment: 46 million USD

Brief introduction of the project: the Hengshan reservoir is one of the top six reservoirs in Jiangsu with the catchment area of 155 square kilometers and total storage of 0.112 billion steres. Both the fine quality of water and the great invironment including beautiful landscape scenery, tea、fresh fishes and air make the reservoir a pleasant tourism place. According to the consruction principles like ecological protection and scientific development logic, the project plans to build a tourist holiday zone integrates leisure, tourism and entertainment which takes water and green environment as its theme.
Market prospect: the way from the reservoir to Shanghai, Nanjing and Hangzhou are all with two hours’ drive, and it is only 15 kilometers far to the entrance of Nanjing-Hangzhou Highway. After its establishment, the investors will add the new functions like meeting service to it.
The payback period of investment will be 5 years(exclude construction period).
2、油车水库综合建设工程
预计投资：4,800万美元

项目内容：油车水库位于宜兴市南部山区——湖滏镇，地处苏、浙、皖三省交界，交通便捷、风景秀美。水库集水面积41.54km2，总库容4×107m3，拟新建主坝、副坝、涵洞、环库公路及配套旅游设施等，项目建成后集供水、防洪、旅游、度假于一体。
投资回收期：6年（不含建设期）。
2、Yixing Youche Reservoir

Brief introduction of the project: the reservoir will be built in the Hufu Town in south of Yixing, which is in the joint area of Jiangsu, Zhejiang and Anhui provinces. The catchment area of the reservoir will be 41.54 square kilometers, and the total storage of 40 million steres. It plans to build the main dam、vice dam 、culvert、road around the reservoir and other relative Tourist facilities. The project target is to build a comprehensive dam mainly services water conduction, and other functions such as water supply, flood prevention and tour.
The payback period of investment：6 years(exclude construction period).
3、铜官山山顶酒店（培训中心）
预计投资：800万美元
合作方式：合资。外方投入500万美元，占股62.5%，以现汇投入；中方投入300万美元，以土地和现有基础设施等投入。
项目现状：
铜官山位于宜兴城西郊，是宜兴的制高点，也是本市最著名的山，距离宜兴市中心10分钟车程，离开宁杭（南京～杭州）高速公路出口5分钟车程，一级公路沿山脚而过。
项目位于铜官山山顶，占地38.7亩，中方（宜兴市广播电视局）已投入资金300万美元，观光塔、水、电、盘山公路等基础设均已建设完成。
项目内容：由于中方缺乏酒店开发、管理经验，因此希望引进一家对酒店开发感兴趣的投资者，建设集特色餐饮、观光、住宿、娱乐于一体的山顶度假、培训中心酒店。
市场前景：宜兴本市人口有106万，经济发达，与沪、宁、杭等大城市均在两小时车程内，距宁杭高速公路入口1公里，交通方便快捷，目前已成为长江三角洲地区的一个新兴旅游热点城市。该项目建成后，将会成为宜兴旅游、度假及会议的特色酒店，市场前景看好。预计该项目之年营业收入为300万美元，年利润为200万美元，投资回收期为4年（不含建设期）。
3、Tongguanshan Hotel( Training Center)
The estimated total amount of investment: 8 million USD
Cooperation way: joint venture. To the foreign part, 5 million USD should be put in ways of spot exchange; to the Chinese part, 3 million USD should be put in ways of land and present infrastructure.
Present condition of the project: the Tongguanshan is in the west Yixing, it’s the highest and famous mountain in Yixing. There is about 10 minutes’ drive from Yixing urban area, and it’s 5 minutes’ drive from the exit of Nanjing---Hangzhou Expressway. The hotel will be on the top of the mountain with the area of 37.8 mu. The Chinese part(Yixing Bureau of Radio and Television ) has put 3 million USD to build the infrastructure like water, power and road.
The information of the project: the Chinese part wants to work with the foreign company which has the rich experience of the hotel management to make the hotel to be a comprehensive one that services sightseeing, accommodation and entertainment.
Market prospect: there are about 1.06 million people in the city, the distance to the around cities like Hangzhou, Shanghai, etc., are all within 2 hours’ drive. As the famous tourist city in Yangtze River Delta, there are millions people visit the city every year. So the hotel must have the bright future.
Profit Prospect: the annual sales income will be 3 million USD and net income of 2 million USD, the payback time of investment will be 4 years(exclude construction period)
4、陶都休闲度假中心（四星级宾馆）

（1）拟建地点：宜兴市丁蜀镇；
（2）拟建规模：规划建筑面积20,000平方米以上，包括150个以上客房、多种类型会议室、中西餐厅等；
（3）市场情况：丁蜀镇地处美丽富饶的太湖之滨，以盛产陶瓷产品而闻名中外，享有中国“陶都”的美誉，是宜兴市区的组成部分。丁蜀镇总人口超过20万，各类企业超过1500家。建有省级开发区“江苏宜兴陶瓷产业园”、“江苏宜兴农业观光示范园”。 丁蜀镇区位优越，交通便捷，境内有善卷洞、张公洞等国内外知名游览溶洞和竹海生态旅游景点。丁蜀镇不仅风光秀丽、历史文化底蕴深厚，而且经济发达、市场繁荣，先后被评为“江苏省综合实力百强乡镇”、“江苏省历史文化名镇”和“中国民间艺术之乡”。

4、Taodu Leisure Center (4-star hotel)

(1) place: Dingshu town
(2) scale: the planned building area of 20,000 m2 includes 150 rooms, various boardroom and restaurant.
(3) Market investigation: Dingshu town is famous in and out of China for the titel as “ the pottery capital”. At present, there are about 0.2 million people in the town and 1500 enterprises. 2 provincial industry zones as “Jiangsu Yixing Ceramic Industry Zone” and “Jiangsu Yixing Agriculture Sightseeing Demonstration Garden” have been set in the town. Famous scenic spots like Shanjuan cave and Zhanggong cave are both in Dingshu town, the annual visitors are quite considerable.

5、竹海风景区建设及配套酒店

项目现状：
1、概 况：宜兴有“竹的海洋”之称。竹海纵横八百里，秀丽壮观。竹海风景区离宜兴主城区30分钟车程，有两条直达旅游专线。景区中心面积一万亩，有“华东第一竹海”、“太湖第一源”和“苏南第一峰”之称，是我国竹风景、竹风情和竹文化的代表性景区。目前日均游客人数超过1000人，门票价格60元/人。
2、主要景点：镜湖、翡翠长廊、水景瀑布、悬空栈道、千年古寺等。
3、主要文化：竹文化、山水文化，宗教文化（寂照寺），溶洞文化。
项目内容：
1、深度开发风景区的各景点，进一步完善区内基础设施。
2、做好景区推广工作，提高景区知名度，在5年内把日均游客数提高一倍。
3、在风景区内建设一家达到或超过四星级标准的酒店，提供住宿、特色餐饮、会议、娱乐等服务，延长旅客在风景区停留时间，提高客单量（单次购物规模）。
市场前景：宜兴周边有大中城市50余座，总人口近1亿，属经济较发达地区，客源市场十分丰富，预计年接待游客150万人次左右。竹海作为宜兴目前投入最多、政府支持力度最大、人气最旺的风景点，发展空间很大，市场前景看好，预计旅游收入和酒店年收入的总和为1000万美元左右，年利润达400万美元。回收期4年（不含建设期）。
5、exploitation of the Sea of Bamboo Scenic Zone

Present condition of the project:
1、brief information: Yixing enjoys the reputation as “the sea of bamboo”, the planted area of bamboo is about 400 kilometers. The scenic zone is 30 minutes’ drive from Yixing urban area, and the public bus company has set 2 special tourist routes to the scenic zone. The main scenic area of the zone is about 10,000 mu, it has been called “the No.1 sea of bamboo in east China” and the representative scenic zone which well show the scenery and culture of the bamboo. At present, the daily visitors are over 1000 and the ticket is 60 yuan for one person.
2、main scenic spots: mirror lake, jadeite gallery, waterfall, aerial catwall and ancient temple.
3、main culture: bamboo culture, landscape culture, religion culture and cavern culture.
Introduction of the project:
1, further exploitation of the scenic zone and to perfect the present infrastructure.
2, to widely publicize the scenic zone and try to double the daily visitors in 5 years.
3, to build a hotel which achieves the standard of or over 4-stars level that services accomomdation, meetings and entertainment to prolong the visitors’ stay time in the zone so as to promote the consumption.
Marker prospect: there are totally 50 large and middle-size cities around Yixing with the total population of 5 billion. The annual visitors to Yixing is about 1.5 million. As the scenic zone that enjoys the biggest investment, the most attentions from the government and the biggest daily visits number, this scenic zone should have the bright future. It estimates that the total income of annual travel and hotel will be 10 million USD and the netcome of 4 million USD.

6、玉女潭景区综合开发

项目内容：玉女潭始建园于唐，盛于明，有江南园林源头之称，唐代权德与称之为“阳羡佳山水，以此为首”，郭沫若称之为“天下第一潭”，她以山林野趣和《周易》文化而成为江南著名的风景区。玉女潭离宜兴主城区、高速公路出口均在20分钟车程内，交通便捷，宜游、宜居。
该项目拟引进现代理念、依托历史文化、结合自然景观，建成集游览、娱乐、文化、度假于一体的现代风景区。
市场前景：由于该景点已有较高的知名度，预计年游客可达50万人次，加上以部分度假别墅（具体面积另议）的销售作为快速回报，投资回收期在4年左右（不含建设期）。
6、Exploitation of Yunv Lake Scenic Spot
The estimated total amount of investment: 10 million USD
Cooperation way: single ownership, cooperation
Brief introduction of the project: the lake was built in Tang dynasty and it became famous since Ming dynasty enjoying the title of “the source of the gardens south of the Yangtze River”. A famous poet in Tang dynasty, Quan Yide, had written a poem to praise that the scenery of the lake was the best in south of Yangtze River. Another great literary man, Guo Moruo, praised that it was the No.1 among the lakes in China. The characteristics of the lake are the forest scenery and the culture environment of 《I Ching》. The way to downtown and highway entrance are all within 15 minutes’ drive, the traffic is very convenient.
Based on the historical culture and natural scenery, the project plans to make the Yunv Lake Scenic Spot a modern tourist place that integrates tourism, culture and holiday.
Market prospect: as the lake already has been famous in and out of China, so we can estimate that there will be 0.5 million people visit it every year after its new exploitation. Added to the sales of the holiday villas, the payback period of investment will be 4 years(exclude construction period).
7、五星级酒店
预计投资：4,000万美元
合作方式：独资
项目内容
（1）拟建地点：宜兴市中心区，土地面积56亩（37,352m2）。
（2）拟建规模：规划建筑面积60,000 m2左右（具体容积率视设计方案而定）。用于酒店、写字楼部分的面积不少于35,000，其余面积用于建设高档住宅楼。其中酒店应包括250个以上客房、多种类型会议室、中西餐厅等。
（3）市场情况：宜兴地处中国大陆最发达的长江三角洲中心地带，人口106万，2005年GDP达到363亿元，拥有各类企业1万多家，是江苏省重要的工业城市、旅游城市和江苏省重点发展的三级1类新兴中心城市。宜兴目前只有2家四星级酒店，在经过10多年运营后，设备老化，管理也难以跟上，因此急需要一家按照五星级标准建设、管理的酒店。
收益预测：建设期两年
（1）住宅部分回收期为1年，利润率在50%以上；

7、The Five - Star hotel

Brief introduction of the project:
(1)proposed place: It is near the Dongjiu Lake in Yixing Inner city, which is only 1kilometers from downtown, and the area will be 35,000 square meters.
(2) proposed scale: the planned floor space will be 40,000 square meters, composed of more than 200 rooms, various kinds of meeting rooms and Chinese and Western restaurants.
(3) market investigation: Situated in the most developed Yangtze River Delta, with the population of 1.06 million, and the GDP of 36.3 billion yuan in 2005, Yixing is the provincial key industrial city, tourist city and grade A & class Ⅲnewly-booming center. At present, there’s only 2 4-star hotel in the city, and after the 10 years’ operation, both the management and the basic equipments cannot meet the demands of the time and customers. So, a standard 5-star hotel is urgent.

8、陶都大饭店转让或合作经营

8、Transfer or cooperation of Taodu Hotel

Brief introduction of the project: the hotel is located in south of Yixing South Bus Station. It covers the area of 7,200 square meters and the floor space of 16,700 square meters. The hotel was designed according to the standard of 4-star hotel, including 180 rooms, the restaurant of the capacity of 600 people and other ralative entertainment facilities.
At present, the main construction has been completed, the investor plans to transfer it to or cooperate with other companies.

9、职业教育公共实训基地

9、 Vocational Education Training Base

10、International Hospital
The estimated total amount of investment: 35 million USD
Cooperation way: joint venture. To the foreign part, the proportion of investment should be 70%, in the ways of technology, capital and equipments; and to the Chinese part, 30% investment in ways of land and capital.
Brief introduction of the project: the target is to build a high standard international hospital with the area of 200 mu and the floor space of 80,000 square meters, including 1200 beds.
Market Prospect: Yixing is a well developing city, peoples’ demands of medical and health care are comparatively high; and the geographical location-- the juncture area of Jiangsu, Zhejiang and Anhui provinces blesses it strong effects to around areas. The estimated people to outpatient clinic will be 500, 000 every year, and the annual profit will be 7 million USD, and the discharged patients will be 35,000. 11、粮食、食品与副食品物流中心

项目内容： 在市区西郊、104国道与芜申运河交汇处建设一个建筑面积70,000m2、集粮食仓储中转、粮食交易、食品副食品交易等于一体的物流中心，用地220亩，分两期建设。
市场前景：宜兴是苏、浙、皖三省交界处的商贸中心，水、陆交通便捷。同时是著名的“鱼米之乡”，粮、油加工业发达，年需粮食150万吨以上。且目前周边城市没有具备同样功能的物流中心，因此急需建设一个专业粮食交易市场。
收益预测：项目建成后年经营粮食150万吨以上，年经营额超过10亿元人民币，预计5年可收回投资（不含建设期）。
11、Yixing grain、food and the
non-staple food products logistics centre

Cooperation way: joint venture.( the Chinese part will be the Yixing Cereals & Oils Group Company)
Brief introduction of the project: the centre will be in the western suburb which is near the Wushen Canal and 104 state road. The multi-functional logistics centre with the floor space of 70,000 square meters will service the stores & transfer of grain and the wholesale & retail sales of food and non-staple foods. The total area is 220 mu and it will be constructed in two stages.
Market Prospect: Located in the centre part of well-developed Yangtze River Delta, Yixing, a city titled of “ land of abundance”, the grain needs is about 1.5 million tons/year. At present, there’s no similar logistics centre, so such project is urgent.

16、 Experimental Kindergarten

Cooperation way: joint venture. To the foreign part, the investment should be 2 million USD, and to the Chinese part, 1 million USD will be put in ways of land and brand.
Brief introduction of the project: the project is on Yangquan Road, the total area and floor space of it is 20,000 and 11,000 square meters. The organizer, Yixing Education Bureau plans to make it a high grade full-time kindergarten to meet people’s demand of high quality education.

17、医疗废物集中处置中心

中方现状：中方是一所民营企业，现有员工200人，资产总额2000万元，具备100吨速冻冷库6只及糯玉米棒生产工艺流水线一条，玉米浆生产线一条（均已投产），年生产速冻鲜玉米棒1000吨，玉米浆500吨，销售收入达1000万元，主要市场为宜兴周边的长三角大中型城市。

9、further processing of glutinous corn

The current condition of the Chinese part: the Chinese part is a non-state enterprise with the assets of 20 million yuan. At present, it has 200 employees, 6 100-tons quick-frozen cool houses, 1 glutinous corn production line and 1 corn juice production line (both have been in run). The annual output of quick frozen corn is 1000 tons and 500 tons of corn juice, the sales income hits 10 million yuan. Its main markets are the economy well developed cities around Yixing.

10、超微茶生产加工

项目内容：建设超微茶生产线2条，生产加工100目以上茶粉，用于各种食品的添加剂。
市场前景：国际市场每年的茶粉的总需求量为3万吨左右，目前只有日本等少数国家能够生产加工，中国在近两年开始生产加工。日本、韩国生产量在5000吨左右，中国现在生产能力大约在100吨，远远不能满足市场的需求，并且日本、韩国的茶粉价格较高，大约在30～150美元/公斤，开发潜力较大。
中方现状：该企业现有茶叶基地500亩，厂房2,000平方米，茶叶加工生产线二条，主要生产加工无公害红茶、绿茶，产品出口欧洲、美国、俄罗斯、日本、韩国等国家。2005销售收入1,800万元，利润150万元。

10、Tea Extract Powder Manufacturing Processing

Brief introduction of the project: It plans to set 2 production lines of tea extract powder to product at least 100 tons tea extract powder yearly, which is used as food additives.
Market prospect: at present, the total need of the tea extract powder in the world is about 30,000 tons while few country like Japan, Korea and China can produce. The current tea powder output of Japan and Korea is near 5000 tons and about 200 tons of China, it far from the market need amout. In addition, the price of Japanese and Korean tea powder is comparatively high, it’s about 30—150 USD per kg.
The current condition of the Chinese part: the Chinese part has 500 mu tea plant base and nearly 2000 m2-large processing workshop with 2 tea processing production lines. Currently, it mainly produce the “green” balck tea and green tea, the products mainly saled to the USA, Russia, Japan, Korea and Europe.
